"Koncha-Zaspa" in a high-rise: how the children of scandalous MPs Rybak, Palytsya, and traitor Derkach became neighbors of businessman Mindich

"Mindich’s tapes" NABU detectives most likely recorded in his apartment in one of the capital’s most expensive high-rises – the "monster house" on Hrushevskoho Street, 9A.

"Telegraf" has obtained a list of all apartment owners in this building and will tell about those of them who had a connection to the state budget in a series of publications.

In the first publication – we tell about the children of those in power who received apartments in the "monster house on Hrushevskoho." These are just three out of dozens of rich kids, most of whom received property worth millions of dollars right after graduating from university.

Among them is the daughter of ex-MP traitor Andriy Derkach, on whom real estate in Kyiv continues to be registered even after her father became an RF senator. Also, huge apartments on Hrushevskoho, 9A belong to the son of the speaker during Yanukovych’s times, as well as the son of a current MP.

One of the most expensive residential complexes in the capital, the "monster house on Hrushevskoho" (Hrushevskoho Street, 9A) near the Verkhovna Rada and the government quarter, is regularly mentioned in numerous investigations. Once, former President Viktor Yanukovych had an apartment here, and now current President Volodymyr Zelenskyy has housing here.

For decades, apartments here have been bought by the richest representatives of the political and business elite. A sort of "Koncha-Zaspa in a high-rise."

It was in this building that NABU was wiretapping businessman Tymur Mindich’s apartments. Quite likely, when NABU detectives came to search Mindich, they could have met the heroes of this publication in the entrance hallway, lobby, or courtyard.

Son of the speaker during Yanukovych’s times and ex-head of SACI

The son of the former Verkhovna Rada speaker during Yanukovych’s times, Oleksandr Rybak, became the owner of an apartment next to Mindich’s back in 2019. He was gifted real estate of 163.2 sq. m. He also got two parking spaces in the same building (the first one in 2016, the second in 2019).

"Telegraf" contacted Oleksandr Rybak for comment asking who gifted the former official an apartment in one of the capital’s most expensive buildings. As of publication, we have not received a response.

A square meter on Hrushevskoho, 9A, depending on the apartment’s condition, can cost about 5–7 thousand dollars. So now, the former speaker’s son’s apartment could fetch about 815 thousand dollars. And that’s without counting the parking spaces.

The neighboring apartment belongs to Rybak’s wife – Iryna Fridental. Since 2019, she has owned real estate of 202.9 sq. m. Such an apartment costs more than a million dollars.

Oleksandr Rybak, while his father headed the parliament, was the head of the State Architectural and Construction Inspectorate (SACI). Since 2009, Rybak has owned a house in Koncha-Zaspa of 660.1 sq. m. It was in this house, as the former official stated, that a security guard and butler stole 2 million dollars from him, which he hid in the ceiling. Where Rybak got so much money from is unknown.

Last year, he became the owner of two cars. A new Toyota Camry 2025 (price may be about 40 thousand dollars) and Mercedes-Benz G-Class 2024 (about 200 thousand dollars). By the way, the former speaker Volodymyr Rybak also prefers Toyota Camry. In 2024, a new Toyota Camry 2024 was registered to him.

And a Toyota Camry 2019 was registered to Oleksandr Rybak’s daughter (and the ex-speaker’s granddaughter) Kateryna. When the girl was just 19 years old (in 2010), an apartment of 146.9 sq. m on Shchekavytska Street in Kyiv was registered to her, and in 2018 she became the owner of an apartment of 146.8 sq. m in a building on the Alley of the Heroes of the Heavenly Hundred in the very center of the capital.

Tetyana Terekhova, a Ukrainian TV presenter, disappeared from the public eye even before the full-scale war began. Terekhova worked as a host on one of Viktor Medvedchuk’s, Putin’s godfather’s, channels. And her father is state traitor Andriy Derkach. Before the great war, he was an MP, and after – he fled to Russia and became an RF senator.

According to SSU data, it was Derkach who led an agent network of the RF General Staff’s Main Directorate in Ukraine, which was supposed to help the enemy capture the country.

Terekhova’s husband (allegedly now ex) – Ivan Lytvyn, son of former Verkhovna Rada speaker Volodymyr Lytvyn. According to "Telegraf" data, Terekhova has no problems with the law and may be in Ukraine. For example, in March 2026, she was fined for a traffic violation. Moreover, recently the number of her assets has significantly increased.

In December 2025, based on an inheritance certificate, she received an apartment of 194.8 sq. m on Hrushevskoho, 9A. In the same building in 2014, when the girl was only 22 years old, 6 days after her birthday, an apartment of 246.8 sq. m in the same building was registered to her. In addition, she owns four garages here. The total value of the property registered to Derkach’s daughter on Hrushevskoho, 9A, is about 2.3 million dollars.

However, this is far from all the traitor’s daughter’s property. In particular, she also inherited an apartment of 579 sq. m (!) in a residential complex on Knyaziv Ostrozkykh Street on Pechersk. "Telegraf" contacted the former TV presenter asking to explain from whom she received the inheritance and whether her father helped her become the owner of the property mentioned in the text.

Son of an MP: lives in Switzerland, but owns real estate in Kyiv

MP Ihor Palytsya declared a huge apartment of 423.1 sq. m in Lutsk. No real estate in Kyiv is registered to the parliamentarian. Palytsya is an official dollar millionaire; he is linked to billionaire Ihor Kolomoiskyi, headed "Ukrnafta," "Naftokhimyk Prykarpattia." His family also earns from the "Bukovel" resort. In interviews, the businessman said that he registered all assets to his family (in the latest declaration, the MP did not list any family members).

However, not everyone wants to deal with their father’s business. Palytsya’s son Zakhar, unlike Ihor Palytsya, has his own home in Kyiv, although, according to "Telegraf" data, he has been living in Switzerland for at least five years. 33 Ukrainian companies are registered to the young man, including "Gastro Bukovel," LLC "Bukovel," "Sunrise Hotel," and others.

When Zakhar Palytsya was 24 years old (in 2020), he was gifted an apartment of 346.8 sq. m on Hrushevskoho, 9A. Ownership was registered on December 15, 2020, based on a gift agreement. The MP’s son received such a gift on the eve of the New Year. The cost of such an apartment is at least 1.7 million dollars.

Zakhar’s mother Oksana owns several non-residential premises in the building on Hrushevskoho, 9A; she also owns land plots, including in Koncha-Zaspa, an apartment of 221 sq. m in Odesa, an apartment of 626.8 sq. m in Kyiv, houses in the capital’s suburbs. She also has ownership of three dozen companies. Oksana divorced Ihor Palytsya, so legally Ihor Palytsya is not connected to the aforementioned property now.
